The rental cycle does the damage, and it does it between tenants rather than during them. A house empties in May, the next lease starts in August, and for three months nobody is paying to cool a building they are not living in — so the system goes off, or up to eighty-five, which in a Piedmont July comes to much the same thing. A closed house with no cooling running is doing no dehumidification at all, so the indoor air becomes the outdoor air with a hot roof over it: weeks at a stretch with the dew point outside sitting in the seventies. Anything wool left behind, and there is always something left behind — rolled in a closet, or still lying in a room nobody cleared — comes out of that with mildew in the foundation rather than a mark on the surface. The houses on the wooded slopes fare worst, because they get no direct sun to drive moisture back out and the ground under them stays wet for days after rain. A rug staying in an empty house over a Carolina summer needs to be off the floor, clean before it is put away, and living in a building with something running in it.
