What North Hills is built from
Raleigh's Midtown, on Six Forks Road around the shopping centre that opened here in 1960 and was rebuilt from the mid-2000s into a district of mid-rise apartments, condominiums, offices and hotels. Post-war ranch houses through the surrounding streets, and above them a growing stock of units built on concrete podium decks with engineered wood, tile or vinyl plank laid over the top.
Two populations in one postcode: settled owners in the older houses, and a large number of people who have either downsized into a new building or landed in one straight off a relocation. The rugs in the towers are usually the good ones out of a much larger house.
The North Hills problem
Concrete does not stop drying when it stops being poured. A structural deck holds a great deal of mixing water and releases it slowly upward for months, and in a building only a few years old that is still going on under the finished floor. On its own it does no harm. Put a rug down over a solid rubber or vinyl pad and it stops being harmless, because the pad is a vapour barrier sitting on a surface that is still emitting: everything coming up collects at that boundary, and the only absorbent thing anywhere near it is the back of the rug. Owners read the result as a smell that arrived with no spill and no leak, and it is always worst where the air moves least, which in an apartment means under the bed and behind the sofa. Lift the rug, look at its back and at the floor beneath it, and use a pad air can pass through. The other half of a building like this is the move-in itself: everything comes up through a loading dock and a lift, mostly rolled, mostly wrapped, and mostly in July.
